Private Estates
You aren’t planning on moving to Hawaii to be crammed into a busy development; you want privacy. Not only is Kohala Ranch a gated community, so no wandering tourists can get in your way, but it also offers some of the largest homesites of any neighborhood on the island. Sites range from 3-13 acres, depending on the location in the community. Many sites are so big and private that you can’t even see your closest neighbor.
Elevation
Unlike most neighborhoods around the island, Kohala Ranch is unique because of its drastic elevation changes. Would you like to be close enough to the shoreline to hear whales breaching out in the ocean, or would you rather wake up to incredible panoramic views of the coastline and the mountains? The landscape and topography offer a wide variety of climates, terrains and views to suit any preference.
Sites towards the bottom of the mountain enjoy a climate similar to that of the Kohala Coast: warm and dry. This area of the neighborhood only gets between 0-10 inches of rain annually, which means only sunny days ahead!
Temperatures decrease as you climb the mountain. Higher elevation homesites can dip into the mid-60s at night, perfect for people who prefer a cooler climate. While the days are mostly clear and sunny at the top, fog can sometimes get hung up on the mountain in the morning. It’s not uncommon to wake up under a vibrant rainbow.
Three Sections
Kohala Ranch is divided into three sections:
· The Heathers – located at the bottom of the mountain between 500- and 1,500-feet elevation. These homesites are closest to the ocean and enjoy a warmer climate.
· The Meadows – located in the middle of the mountain between 1,600 and 2,000 feet. Sites are divided up into 3-5-acre parcels.
· The Summit – exactly what it sounds like. These sites are located at the top of the mountain between 2,100 and 3,000 feet in elevation. They’re also some of the largest lots in the neighborhood, with some reaching more than 13 acres. It’s hard to beat the views from the top.
Location, Location, Location
What are the three most important words in real estate? Location, location and location. Kohala Ranch is located minutes from the pristine Kohala Coast and all its beaches in one direction, and the mountains and sweeping views in the other.
Within 20 minutes you can be at the beautiful white sand Hapuna Beach, regularly voted one of the best beaches on the island. If you’re looking for something a little more private, try out the nearby Beach 69 or Spencer Beach.
The town of Waimea is a short 25-30-minute drive through the mountain landscape and offers plenty of restaurants, shopping, convenience stores and a theater. Basically, everything you’d ever need. For beer-lovers, the Big Island Brewhaus offers local brews from the highest brewpub in Hawaii.
Hawi (pronounced Ha-vee) is a small town with unique shopping and dining options just a short drive to the north. Vastly different from the dry landscape of the Kohala Coast, Hawi is located in a wetter part of the island and is surrounded by lush, green forests.

· Downtown Kailua-Kona – 1 hour
· Mauna Kea Summit – 1 hour, 30 minutes
